To All Owners in PP5:                                   
Last year the BOD was notified of a moisture infiltration problem around the master bedroom window in unit #107. As a result the BOD hired TRC engineering to evaluate the south wall of PP5 to determine the source of the infiltration.  We received that report last week and now know we have a major problem with the wall and windows. There was no vapor barrier installed during initial construction and the windows were not waterproofed properly.  There are portions of the wall that have deteriorated to a point that they need to be rebuilt to maintain the structural integrity of the building. At the same time the windows need to be replaced as they do not meet today's hurricane wind resistance requirements.

The BOD met Friday 7/31 and voted to proceed with phase 2 of the engineering report which will provide us with the specifications and design details that we need in order to determine costs.  We will put the project out for bids and then select a contractor. 

In March 2015 we hired the engineers to evaluate the condition of the walkways and the 5th floor sun deck.  It was determined that there are several areas of deterioration that need to be repaired and the walkways need to be waterproofed to prevent further damage.  The BOD intends to get pricing on this project at the same time.

The BOD will provide updates as we receive them and hope to have estimated costs by the end of the year. When the costs have been determined we will figure out how to finance the project.
